Buy A Home
I understand that the process of buying a home can be overwhelming, especially if you are a first-time home buyer. As a trusted realtor in the Shuswap, my goal is to guide you through every decision of the home buying process, and ensure your home buying journey is easy, cost-efficient, and, above all, enjoyable!
The first step of your home buying journey is to determine if you are in a financial position to purchase a home. This process can be done over the phone or online in a matter of minutes, or I can refer you to a mortgage professional that has an excellent reputation and track record for successfully acquiring loan approval for their clients. Once you have determined what size of mortgage you are qualified for, you can begin the process of looking for the home which matches both your personal style and needs, while staying within your budget.
In order to find a home that best meets your style and needs, ask yourself the following questions, be sure to answer each question honestly to get the best match.
Why do you want to buy a home?
- To stop paying rent or have a place of your own?
- To start building financial equity?
- To have more space to raise a family, entertain friends or business associates?
What kind of home would you like?
List the attributes of your ideal home (in terms of size, style, and features) and where you would like to be (i.e. location) and be specific. For example, your desired home may be a house for sale in Salmon Arm, with 3 bedrooms, an updated kitchen, and a yard. Or maybe you’re looking for a townhome in Salmon Arm, with a minimum of 2 bedrooms and 2 bathrooms. Whatever your needs may be, be sure to create a list to help you come up with your “musts” and “wants”. When creating your list, create two columns - one for the “must haves” and one for the “want to haves.”
When thinking about home styles, consider:
- How much space do you need?
- What size and kind of property do you need? A rancher with no stairs, an acreage, a family home, a condo?
- Do you want a newer home or an older home you can fix up?
- What kind of resale value do you need?
- How long do you plan to live in this next home?
- Where do you want to live?
- What kind of area suits you? City, suburban neighborhood, or a spot in the country?
- Are you drawn to a particular community in the Shuswap (north, south, east, or west side)?
What kind of neighborhood do you picture yourself in?
- A new development area that is sparkly and new!
- A family focused neighbourhood, perhaps close to schools and recreation facilities
- An older neighbourhood with more settled residents
- A remote location in the country
Is it important to you to be close to any of these community services?
- Transportation
- Library and recreation facilities
- Shopping
- Entertainment
- Schools and school zones
- Hospitals and health care facilities
What is the commuting distance to work, schools, recreation facilities?
Using your criteria and mortgage budget, I will help you look at the houses for sale in the Shuswap to find a property that fits your style, needs and budget using the (MLS) Multiple Listing Service. Let’s get started today!
Sell A Home
Whether you have outgrown your current home or are looking to downsize into something smaller, selling your home can be an emotional time. As a seller, it can be challenging to set a competitive market price on a home that you have not only invested in financially to maintain and improve but which also exists as a physical representation of your memories and experiences within it. I will lead you through the listing process with patience and understanding while helping you highlight the best qualities of your home to attract the most buyers at a competitive listing price.
First, let’s book a home evaluation to assess the market value of your home. I will also generate a Comparative Market Analysis (CMA) report. This will help you decide if it is the right time for you to sell, based on what has been listed and purchased in the area recently. Then, based on your home evaluation, I will help you price your home competitively to attract qualified buyers.
When you list your property with me, it will be showcased to prospective buyers on:
- The Multiple Listing Service® database where other agents and prospective buyers can view the details online 24/7, including printed MLS® books
- A Personal Home Search service, which puts your listing in front of prospective buyers who are looking for criteria that matches your home
- Social media, featured on my Facebook, Instagram, YouTube, Pinterest, and LinkedIn channels
- Listings in our local newspapers, the Salmon Arm Observer and Market News
When we find a qualified buyer, I will help you negotiate the sale with advice and recommendations, based on my experience in our local Shuswap real estate market and current buying trends.

Rochelle is the total package in what you home for when making the huge decision to sell. Her personal assistance as well as her professional advice was everything we needed. She went above and beyond; she made us comfortable from our initial visit. Tell her what you want, sit back; she takes care of the rest.
Helen and Judd
This is our second time working with Rochelle – the first time to buy our first house, and this time to sell our first house. Once again, she provided impeccable service, in a comfortable down-to-earth manner. Her knowledge of the local housing market helped us price right for a good sale. The beautiful pictures (drone vantage points included), iGuide floor plans, and thoughtful marketing of our property resulted in it being off the MLS in no time. To top it off, Rochelle was respectful of COVID19 protocols and worked with us to ensure safety. The entire process was as smooth as butter.
